PRI Institute: Building Healthy Communities



The PRI Institute illuminates the potential of program-related investing (PRI) as a tool for achieving your philanthropic mission, and provides you with practical tools and strategies for implementing a PRI program. This two-and-a-half-day, intensive training is designed for foundation staff and trustees from all types of foundations who are engaged in PRI making or committed to learning how to develop and implement a philanthropic strategy that includes investing for charitable purpose.

This PRI Institute, Building Healthy Communities, brings together experts and representatives from health, community and place-based foundations to focus on the use of PRIs and broader impact investing tools to build healthy communities. Participants will hear how these tools can be used to drive social innovation, enhance the sustainability of mission-driven organizations, and create social and physical environments that promote healthy development and quality of life for all. Presenters are from private and community foundations, and the last day of the training includes a focus on market-rate and place-based impact investing.

The curriculum includes case studies, expert presentations and hands-on learning opportunities. Participants will discover a range of ways that PRIs can be used, learn best practices, understand the potential impact of PRIs on program areas, and gain hard skills.

Enrollment is limited to 30 participants. Staff and trustees of PRI Makers Network member foundations will be given registration priority. Although not mandatory, participants should possess some basic financial analysis skills.

$2200 - Nonmember Grantmaker Registration (Nonmembers, please note: Joining the PRI Makers Network at our $250 introductory rate will enable you to register for the Institute at the lower member rate. To apply for membership, please submit a membership application and indicate in the comment field that you plan to attend the Institute.)

Location
The PRI Makers Network is extremely grateful to the Robert Wood Johnson Foundation for supporting and hosting this PRI Institute. The Institute will be held at the Foundation's offices at Route 1 and College Road East, Princeton, NJ  08543. Click here for information on transportation.

Accommodations
Institute attendees are encouraged to book rooms at the Princeton Marriott at Forrestal, 100 College Road East, Princeton, New Jersey. Book online or call (609) 452-7800 to request the PRI Institute group rate of $169 per night. Check-in is at 3 pm; check-out is at noon. The hotel is next to the Robert Wood Johnson Foundation property, but it is about a ten minute walk from one door to the other. The hotel offers a complimentary shuttle van for the quick ride to the Foundation; we will coordinate shuttle times with you closer to the event. Curriculum and Agenda
The Institute runs from 8:30 a.m. on Wednesday, November 9 through noon on Friday, November 11. Click here to see the agenda. The Institute includes training on the following topics: 

PLANNING AND IMPLEMENTING A PRI PROGRAM Critical steps to take to create a successful PRI program; an examination of the relationship of a PRI program to the foundation’s mission and grants program; and the roles of staff, external partners and advisors.

INTRODUCTION TO PRI UNDERWRITING Ways to identify, assess and analyze potential PRIs, including how to conduct business feasibility and financial analyses, read financial statements and determine potential risks and returns.

INTERMEDIARY INVESTING Using a case study of a community development financial institution (CDFI) the Institute will explain the steps involved in intermediary underwriting, from sourcing to underwriting, structuring, documenting, closing and monitoring a deal.

STRUCTURE AND DOCUMENTATION OF PRI DEALS Discussion of intended charitable outcomes, recipient core capacities and challenges, alternative deal structures, terms, documentation requirements and legal issues.

EQUITY INVESTING How to determine when an equity PRI is most appropriate to fulfill mission objectives, including sustainable community development.

MONITORING INVESTMENTS TO SUPPORT ORGANIZATIONAL CAPACITY-BUILDING How to determine when an organization is ready for a PRI, and ways to support your nonprofit and for-profit investees' capacity-building process.

WORKOUTS How to anticipate and avoid complications from the outset, as well as tools, procedures, responses and possible outcomes for PRIs that are experiencing difficulty due to internal or external conditions.

CRAFTING AN IMPACT INVESTING STRATEGY Working in facilitated small groups, participants will develop an impact investing strategy in a particular programmatic area, including the infrastructure needed to manage the program; which types of investments are most appropriate; methods for funding, monitoring and evaluating the program; and opportunities for collaboration.

MARKET-RATE IMPACT INVESTING Discussion of how foundations are identifying double and triple bottom line investments, what kinds of investments allow for asset diversification, how these investments have performed in relation to the markets and how their social impact is measured.

PLACE-BASED IMPACT INVESTING Discussion of how foundations have leveraged the opportunities and managed the challenges of place-based impact investing, including identifying priority areas and partners and evaluating impact.
